About Durham

Durham was incorporated as a township in 1732 and sits beside Great Bay at the mouth of the Oyster River, covering about 25 square miles of Strafford County. The 2020 census recorded 15,490 residents.

The University of New Hampshire is here, and it shapes the town completely. At the 2010 census, 64 percent of the population was between 18 and 24, which is a statistic that tells you most of what you need to know about the housing market. A large share of the town's property is student rental rather than owner-occupied family housing.

That makes Durham an unusual place for us to work. The residential neighbourhoods away from the university are much like any other seacoast town, with owner-occupied houses on reasonable lots. The properties nearer campus are a different market entirely, and what makes sense to build on them is a different question.

Two Different Durham Projects

A university town has two housing markets running side by side, and a garage means something different in each.

Family neighbourhoods

Away from campus, the work is standard seacoast garage building: two or three bays, storage, and often a loft above.

Properties near campus

Where a house is rental stock, the calculation is about durability and parking rather than finish. Worth being honest about which you have.

Great Bay proximity

Tidal water nearby brings shoreland rules on some parcels and salt air across most of the town.

The Oyster River

Drainage matters on the lower ground near the river, and a new slab changes where water goes.

Away From Campus

Building In The Residential Half Of Town

Most of the garage work we do in Durham is in the neighbourhoods that have nothing to do with the university: owner-occupied houses on ordinary lots, with families who intend to stay.

Those jobs are straightforward and the considerations are the seacoast ones. How close to Great Bay the property sits, whether salt air needs designing for, how the lot drains, and whether there is room for the structure the household actually wants rather than the one that will just fit.

Durham lots tend to be generous by seacoast standards, which puts a detached two or three car build comfortably in reach on most properties, and makes a loft worth serious consideration where the footprint supports one.

As everywhere, the in-home estimate is free and we would rather walk the property than quote from a description of it.
