About Pelham
Pelham is the southernmost town in New Hampshire, incorporated in 1746 and sitting directly on the Massachusetts border. It covers nearly 27 square miles, almost all of it drained by Beaver Brook, which runs south and joins the Merrimack down in Lowell.
The growth here has been dramatic. There were 2,605 people in Pelham in 1960. There were 14,222 at the 2020 census. That is what happens when a rural town turns out to be within commuting distance of Greater Boston at the moment when people started looking north of the line.
Almost all of the housing stock dates from that expansion, which means houses built between roughly 1960 and the present on lots with usable land around them. It is one of the more straightforward towns in our service area to put a garage on.

Nearly the whole of Pelham drains into Beaver Brook, and a good number of properties in town sit lower and wetter than their owners would like. That is the one thing we always look at closely here.
It is not usually a barrier. It does mean that where the slab sits, how the ground is graded around it and where the roof water discharges are decisions with consequences rather than details. A garage built two inches too low on the wrong lot will have water in it every spring, and there is no good fix for that afterward.
We would rather spend twenty minutes walking the property and looking at where water has obviously run before, than produce a tidy quote that ignores it. If your lot has a wet corner, tell us; it is useful information rather than a problem.
Everything else about building in Pelham is refreshingly ordinary. Newer houses, reasonable lots, clear access, and homeowners who generally know exactly what they want the space for.
