About Newmarket
Newmarket was incorporated in 1727 and takes much of its shape from the Lamprey River, which is named after John Lamprey, one of the early settlers. The 2020 census counted 9,430 residents.
The Newmarket Manufacturing Company was incorporated in 1822 and ran seven mills off the river until it closed in 1929. Those mill buildings are still standing and are listed as the Newmarket Industrial and Commercial Historic District, added to the National Register in 1980. A good many of them are apartments now, which has given the town a denser, more walkable center than most places its size.
Durham and the University of New Hampshire are next door, and Great Bay is just downstream. For garage work, the town splits neatly in two: a compact old mill center where space is genuinely tight, and residential streets further out where there is room to build properly.

The old mill center is a lovely place to live and a difficult place to add a garage. Streets there were laid out for people walking to work at the mills, lots are narrow, and buildings sit close to one another. Where a garage is possible at all it is usually a single bay, carefully placed, and the setbacks decide almost everything.
That is worth saying plainly rather than discovering halfway through. If you are in the center of Newmarket we would rather come out, look, and tell you honestly whether it works than sell you a plan your lot will not carry.
Away from the center the picture changes completely. The residential streets and the newer development on the edges of town have proper side yards and driveways with room to turn, which puts a detached two car build comfortably within reach.

Building Near The Lamprey And Great Bay
The Lamprey runs right through town and Great Bay is just downstream, which means a fair number of Newmarket properties sit lower and wetter than their owners realise until something is built on them.
Drainage is the first thing we look at here. A garage slab is a large impermeable surface, and on a lot that already struggles to shed water it will make a noticeable difference to where that water ends up. Grading, roof discharge and the level of the slab relative to the approach all get worked out before anything is poured.
Being near the bay also brings the coastal weather in, so the fixings, flashing and sealing details we use closer to the water apply here too. It is not extra work so much as different choices made at the right moment.
